Position Summary


Reporting to the VP, Sales Center Planning & Development, the Director is responsible for supporting the planning and delivery of a portfolio of Marriott Vacations Worldwide (MVW) sales and marketing facilities across all brands.  Given the crucial role that sales and marketing facilities play in MVW's ability to sell its timeshare, fractional, and whole ownership products, timely project openings are essential to minimize risk and positively impact MVW’s profit and loss statement.

The Director assists the VP in managing the overall process required to initiate and plan sales and marketing facilities both domestically and internationally. They lead and manage facilities programs supporting the sales start-up program for all Sales Gallery projects, transitioning from renovation to delivery by an A&C Development Manager.

The Director partners with Central Reserve Program Management (CRPM), the VP of Global Sales Galleries, and the Director of Capital Planning & Sales Center Property Management to align Capital Planning with Sales Gallery Reserve Studies and cyclical inspections. They are responsible for integrating, maintaining, and reporting on the Sales Gallery Capital Planning process in Asgard, ensuring accurate capital plans and reserve studies for annual budgeting.

The Director builds relationships across multiple functions and managerial levels at MVW, including Feasibility Teams, Corporate and Regional Marketing, Sales and Finance Teams, Sales Center Development, and Resort Development. They manage and maintain global sales gallery data, including location tracking, square footage, closing room count, cost comparisons, leases, and ARDA Design submissions.

Expected Contributions

Sales Center Planning

  • Assists the VP in creating Sales Start-Up Plans for new Sales Galleries.
  • Collaborates with the VP to initiate project plans for sales and marketing facilities.
  • Maintains and updates the Sales Development Team’s “Facilities Model” annually to ensure accurate sizing and planning data for each sales center.
  • Supports the VP in preparing and maintaining processes related to Sales Center Planning and delivery.
  • Reviews and participates in the preparation of individual project Proforma statements and other materials for submission to various committees for approval.
  • Interfaces with Development Accounting, Regional, and site Directors of Finance regarding budget and project setup upon approval.
  • Leads and manages the PIN Process for all marketing and sales facilities.

Capital, Budgeting, and Financial Planning

  • Liaises with Capital Planning (CRPM) to fully integrate Sales Gallery capital planning into Asgard 2.0.
  • Participates in the training and development of the Asgard Software, including Capital Planning and custom reporting.
  • Assists the VP in managing the annual budget process, incorporating Asgard capital plan data and current cash flow for projects in delivery. This includes liaising with M&S, A&C Capital Planning, and Development Accounting.
  • Updates Sales Gallery capital plans with actual costs upon project or renovation completion.
  • Works with the Director of Capital Planning and Sales Center Property Management to ensure reserve studies are accurate and uploaded into Asgard.

General Operations, Data Tracking, and Analysis

  • Supports the VP in ensuring all assets are transferred to other property books or written off accordingly upon project completion, coordinating with Development Managers and site Directors of Finance.
  • Oversees the filing and updating of all leases globally.
  • Works with Accounting Services to set up accruals for projects with intact leases, ensuring legal obligations and accruals are met. Conducts semi-annual reviews of accruals with Accounting Services.
  • Manages and maintains global sales gallery data, including location tracking, square footage, closing room count, current plans, and leases.
  • Develops and manages cost analysis for all Sales Gallery new builds and renovations, tracking average cost per square foot and regional costs to assist with future planning.
  • Prepares ARDA write-ups and presentations for the Sales Center Resort Design category annually.
  • Prepares presentations, reports, and briefings as required by the VP and A&C.
  • Acts as the single point of accountability for conducting lessons learned surveys, capturing data to support future design and project delivery.
  • Provides leadership to direct reports and peers, focusing on increasing Associate Engagement and leading by example in treating all associates with respect and dignity.
  • Shares best practices and lessons learned with other Project Teams to promote continuous improvement of the sales center development process.

Candidate Profile

Education

  • Bachelor’s degree in business administration, finance, accounting, or equivalent work experience.

Experience

  • 7+ years of progressive experience in project management, finance, or accounting.
  • Preferred experience in business planning.
  • Proven experience working as a team member.
  • Preferred experience within MVW, providing holistic knowledge and understanding of MVW’s business model.
  • Experience in budgeting, forecasting, and capital planning is a plus.
  • Experience managing multi-discipline technical and support personnel.
